Don't Underestimate Lender Communication

By Kimberly Benefield  ·  October 19, 2026  ·  4 min read

You've found the perfect home, your offer is accepted, and now you're sailing towards closing. Or are you? One of the biggest pitfalls I see buyers encounter is a lack of proactive communication with their lender throughout the process. It's not enough to just get pre-approved and then go silent.

Your loan officer needs to be kept in the loop on any significant life changes. Did you switch jobs? Take on new debt, even a small car loan or credit card? Decide to buy a new refrigerator on credit before closing? These seemingly minor details can cause major hiccups, even derail your loan approval, and your lender needs to know immediately.

Think of your lender as part of your team, just like your agent. They are working to secure your financing, and any surprise can throw a wrench into their efforts, especially as closing approaches. A good lender will appreciate your transparency and can guide you on what might impact your loan, helping you avoid costly mistakes.

Beyond just reporting changes, don't hesitate to ask questions. Understand the terms, the timeline, and what's expected of you for documentation. The more informed you are, the smoother your path to closing will be. Proactive communication with your lender is a cornerstone of a stress-free home purchase.
